Right To Buy Frequently Asked Questions

The Right to Buy scheme is a UK government initiative designed to help eligible council and housing association tenants purchase their council-rented homes at a discounted price. This scheme aims to facilitate homeownership by offering tenants a significant reduction on the market value of their property, with the discount amount increasing based on the length of tenancy. To qualify for the scheme, tenants must have been renting from a public sector landlord, such as a council, housing association, or NHS Trust, for at least three years.

The scheme is open to most council properties, although some exclusions apply, such as homes designated for the elderly or those with special adaptations for disabled individuals. The discount available through the Right to Buy scheme is capped, with the maximum discount varying by region – currently, the cap is £87,200 across England and £116,200 in London. Tenants can use a mortgage to finance their purchase, with specialist lenders offering Right to Buy mortgages tailored to these circumstances.

There are also restrictions on reselling the property. If the tenant sells their home within the first five years of ownership, they must repay some or all of the discount they received. The amount that needs to be repaid decreases over time. Overall, the Right to Buy scheme provides a valuable opportunity for long-term public sector tenants to transition into homeownership, invest in property, and build personal equity.

The Right to Buy Scheme enables tenants to purchase their property from the local council at a discounted price. The discount amount depends on the length of your tenancy.

To qualify, you must have been a public sector tenant (council, housing association, or NHS Trust) for at least three years. The longer you have been a tenant, the greater the discount you will receive.

Being on any form of benefit will not change your legal Right to Buy eligibility. However, any lender will need to ensure that you can afford your monthly mortgage repayments.

One thing that may be affected is your ability to receive certain benefits, such as Housing Benefits, which cannot be received if you are a homeowner.

£0.00. Lenders will accept the right to buy a discount as your deposit. However, it is still worth remembering that you may need to save some of your own money for any fees that are incurred.

Originally introduced in the 1980s, the UK Right to Buy Scheme remains a viable option for tenants looking to purchase their council homes at a discounted rate.

Since its inception, the scheme has evolved, with variations available in different local authority areas across the country. Some of these schemes extend the Right to Buy option to housing association tenants as well. Over the years, thousands of tenants have utilised the Right to Buy scheme to achieve homeownership.

Any family member can buy your council home, provided they have been listed on the tenancy for at least one year. If you are married or have a civil partner who lives with you, the tenancy can also be transferred to them.

Once transferred, they would be eligible for the Right to Buy scheme for that home, but the purchase would be in their name, not yours.
