Buying A Home In Stockton

Stockton’s town centre has been reshaped around a new riverside park, and several large housing sites are planned across the borough. The figures below cover the whole of Stockton-on-Tees, which takes in Stockton itself along with Billingham, Thornaby, Norton, Yarm, Eaglescliffe and Ingleby Barwick.

  • Average house price

    £170,000

July 2026, up 3.0% on the year

  • First-time buyer average

    £146,000

July 2026, up 3.5% on the year

  • Average monthly rent

    £735

August 2026, up 3.6% on the year

The local market

Home ownership is high in Stockton-on-Tees. At the 2021 Census, 66.2% of households owned their home, above both the North East (60.3%) and England (61.3%), while private renting rose from 13.1% in 2011 to 17.0%.

Average prices run from £86,000 for a flat and £128,000 for a terraced house to £164,000 for a semi and £276,000 for a detached home, and around 40% of homes in the borough are in Council Tax Band A.

New homes and investment

The biggest housing sites, by homes still to be built, are Wynyard Park (728), land east of Yarm Back Lane (694), Summerville Farm at Harrowgate Lane (670), Millfield Works (600), Allens West in Eaglescliffe (588) and Welwyn Road in Ingleby Barwick (345). Lenders can apply different rules to new build homes, so it is worth speaking to us before you reserve.

Stockton Waterfront, a new urban park on the site of the old Castlegate Shopping Centre, opened in June 2026, and Fujifilm Diosynth Biotechnologies announced a £400m expansion in Billingham with up to 350 jobs.

What lenders look at here

Flood risk is worth checking. The Environment Agency’s Lustrum Beck scheme covers more than 150 homes and businesses around Bedford Street, Newtown and Primrose Hill, and a £16m scheme at Port Clarence and Greatham South better protects 350 homes and 32 businesses. Lenders need buildings insurance in place, and Flood Re helps make cover available for many homes built before 2009.

At the average first-time buyer price of £146,000 there is no stamp duty to pay, as first-time buyers pay none on homes up to £300,000.

Stockton Mortgage Broker Services

Being a first-time buyer in Stockton can be a very stressful thing; you might not be sure where to start, and you start hearing words you may have not never heard of before, like ‘DIP’ (decision in principle), in other words, how much a lender may be willing to offer you and ‘APR’ (Annual Percentage Rate) AKA your mortgage interest rate. We don’t like to use these jargon words; here at Protex Financial, we aim to keep things simple!

It doesn’t matter where you are in the process of purchasing your first home in Stockton, whether you are just starting to think of your first purchase with no deposit saved just yet, whether you are deposit-ready and want to know how much money you can borrow, or even if you are set to put an offer in for your first home. It doesn’t matter where you are in the process; we can help guide you through the next steps, and with Protex Financial, you only pay for advice once we can ensure you that we can get you your first mortgage.
