Buying A Home In Middlesbrough

Middlesbrough is home to Teesside University and James Cook University Hospital, and its town centre, station and Middlehaven are the focus of major regeneration. Here is a snapshot of the local housing market, using the latest official figures, and what it can mean for your mortgage.

  • Average house price

    £141,000

July 2026, up 3.7% on the year

  • First-time buyer average

    £126,000

July 2026, up 4.2% on the year

  • Average monthly rent

    £698

August 2026, up 4.0% on the year

The local market

Prices in Middlesbrough are well below the national picture. The average home costs under half the England average of £293,479, and the North East has the lowest house price to earnings ratio of any region (5.0 in 2025, against 7.6 for England).

Semi-detached homes make up 42.3% of homes in the town and terraced homes 27.8%, well above the England share of 23.0%. Average prices run from £111,000 for a terraced house and £153,000 for a semi to £252,000 for a detached home.

Regeneration and new homes

The Middlesbrough Development Corporation, established in February 2023, covers the town centre, Middlehaven, the Boho zone, the station, Teesside University and the Gresham area. The station now has direct LNER trains to London, and a £40m package for a new Platform 3 was approved in January 2024.

The council’s draft Local Plan proposes 400 new homes a year. The largest site is at Stainsby, including Mandale Meadow, with Hemlington Grange West and Newham Hall Farm also named.

What lenders look at here

Some lenders set a minimum property value of £75,000, and the average Middlesbrough flat sells for about £76,000, so lower value flats can have a smaller choice of lenders. At the average first-time buyer price of £126,000 there is no stamp duty to pay, as first-time buyers pay none on homes up to £300,000.

For landlords, Middlesbrough has used selective licensing in areas such as North Ormesby and Newport. An Article 4 direction made in November 2025 means that, once confirmed, turning a family home into a house in multiple occupation in the development corporation area will need planning permission.

Prices are for July 2026 and rents for August 2026, the latest published in October 2026. The July prices are provisional and all figures change monthly.

Middlesbrough Mortgage Broker
Services

Being a first-time buyer in Middlesbrough can be a very stressful thing; you might not be sure where to start, and you start hearing words you may have not never heard of before, like ‘DIP’ (decision in principle), in other words, how much a lender may be willing to offer you and ‘APR’ (Annual Percentage Rate) AKA your mortgage interest rate. We don’t like to use these jargon words; here at Protex Financial, we aim to keep things simple!

It doesn’t matter where you are in the process of purchasing your first home in Middlesbrough, whether you are just starting to think of your first purchase with no deposit saved just yet, whether you are deposit-ready and want to know how much money you can borrow, or even if you are set to put an offer in for your first home. It doesn’t matter where you are in the process; we can help guide you through the next steps, and with Protex Financial, you only pay for advice once we can ensure you that we can get you your first mortgage.
