Buying A Home In London

London is the most expensive region in England to buy a home, and its market works differently, with more flats, more leasehold homes and more shared ownership. We advise London clients by Zoom or phone. Here is a snapshot using the latest official figures.

  • Average house price

    £550,037

July 2026, down 3.3% on the year

  • First-time buyer average

    £466,851

July 2026, down 4.0% on the year

  • Average monthly rent

    £2,332

August 2026, up 3.5%, the highest of any region

Flats and leasehold

Over half of London households (54.0%) live in a flat, maisonette or apartment, and 39% of London homes are leasehold, the highest share of any region. Flat prices fell 6.6% in the year to July 2026, to an average of £424,000.

Owner-occupier leaseholders pay a median service charge of £1,450 a year, against £1,222 for England. Lenders set minimum lease lengths and look at the ground rent and service charge, so check these before you offer.

Affordability and stamp duty

A typical London home cost 10.6 times typical earnings in 2025, against 7.6 for England, and ONS estimates a buyer would need a further £279,000 on top of five times average earnings to buy an average home.

First-time buyer relief stops completely above £500,000. A first-time buyer paying £450,000 pays £7,500 in stamp duty, while a home mover buying the same home pays £12,500.

Shared ownership and cladding

There are 48,000 shared ownership households in London, 19% of England’s total. In London the household income limit is £90,000, against £80,000 elsewhere, and starting shares are between 10% and 75%.

Cladding can affect lending on flats. Tower Hamlets alone has over 400 buildings being monitored for remediation, so the building’s fire safety position is worth checking early.

Sources: UK House Price Index July 2026, ONS private rents and house prices, ONS housing affordability 2025, Census 2021 housing, leasehold dwellings, London Assembly, English Housing Survey, London shared ownership, building safety data, stamp duty rates. Prices are for July 2026 and rents for August 2026, the latest published in October 2026. The July prices are provisional and all figures change monthly.

London Mortgage Broker Services

Being a first-time buyer in London can be a very stressful thing; you might not be sure where to start, and you start hearing words you may have not never heard of before, like ‘DIP’ (decision in principle), in other words, how much a lender may be willing to offer you and ‘APR’ (Annual Percentage Rate) AKA your mortgage interest rate. We don’t like to use these jargon words; here at Protex Financial, we aim to keep things simple!

It doesn’t matter where you are in the process of purchasing your first home in London, whether you are just starting to think of your first purchase with no deposit saved just yet, whether you are deposit-ready and want to know how much money you can borrow, or even if you are set to put an offer in for your first home. It doesn’t matter where you are in the process; we can help guide you through the next steps, and with Protex Financial, you only pay for advice once we can ensure you that we can get you your first mortgage.
