Buying A Home In Hartlepool

Hartlepool has its historic Headland, a marina and a coastline running down to Seaton Carew, along with new homes planned at High Tunstall, Wynyard and the Waterfront. Here is a snapshot of the local housing market, using the latest official figures, and what it can mean for your mortgage.

  • Average house price

    £137,000

July 2026, up 5.5% on the year

  • First-time buyer average

    £119,000

July 2026, up 6.0% on the year

  • Average monthly rent

    £558

August 2026, up 0.3% on the year

The local market

Hartlepool prices rose 5.5% in the year to July 2026, ahead of 4.9% for the North East, though at £137,000 the average home is still well below the regional average of £167,000. Terraced homes average £107,000, semis £149,000 and detached homes £244,000.

Average rent is £558 a month, the lowest of the four Teesside boroughs. At the 2021 Census, 58.2% of households owned their home and 17.6% rented privately.

New homes and investment

High Tunstall, south of Elwick Road, is planned for about 1,200 homes, and around 1,200 more are planned at Wynyard within the borough. Hartlepool Development Corporation, Jomast and Persimmon have plans for a £120m Waterfront scheme with 650 homes.

A £12m station revamp reopened the second platform in 2024, and EDF’s Hartlepool power station is due to keep operating until March 2028.

What lenders look at here

The average flat sells for about £76,000, close to the £75,000 minimum property value some lenders set, so lower value flats can have a smaller choice of lenders. The council’s local flood risk strategy names Seaton, Headland and Harbour, and Rural West as priority wards, so flood history is worth checking for buildings insurance.

A first-time buyer at the average price of £119,000 pays no stamp duty, and a home mover at the average price of £137,000 pays £240.

Prices are for July 2026 and rents for August 2026, the latest published in October 2026. The July prices are provisional and all figures change monthly.

Services

Being a first-time buyer in Hartlepool can be a very stressful thing; you might not be sure where to start, and you start hearing words you may have not never heard of before, like ‘DIP’ (decision in principle), in other words, how much a lender may be willing to offer you and ‘APR’ (Annual Percentage Rate) AKA your mortgage interest rate. We don’t like to use these jargon words; here at Protex Financial, we aim to keep things simple!

It doesn’t matter where you are in the process of purchasing your first home in Hartlepool, whether you are just starting to think of your first purchase with no deposit saved just yet, whether you are deposit-ready and want to know how much money you can borrow, or even if you are set to put an offer in for your first home. It doesn’t matter where you are in the process; we can help guide you through the next steps, and with Protex Financial, you only pay for advice once we can ensure you that we can get you your first mortgage.
